Spring 2023

Let the finish materials begin.

Enter

Come on in - you gotta check this out. We’re in the middle of one of the more complicated assemblies we’ve done. The complexity arises not from the installation techniques but rather the sheer volume of parts, number of connections and the precision required to integrate into the architecture + marry with the steel handrail (currently being fabricated). One way to help minimize and organize the chaos is layout. Start with a fresh, detailed layout and you’ll find your mood change. Your feet feel lighter and the birds sing prettier. Layout. Layout. Exit.

Yes, we have some idiosyncrasies.

Hustling.

Hustling is a dynamic and driven state of being, an embodiment of relentless determination and focused effort. It is the art of pushing oneself beyond limits, fueled by ambition and hunger for a successful project. It is the tireless pursuit of opportunities, the constant search for innovative solutions, and the ability to adapt swiftly to ever-changing circumstances.

And here you thought we were a bunch of silly gooses. Nope.

Fall + Winter 2022

Let the finish materials begin.

Stairway to Heaven

Ascend the gracefully crafted wooden stair that harmoniously blends form and function. Light filters through the open design, casting delicate shadows that dance on the polish wooden treads. With its seamless integration into the surrounding space, this wooden stair exudes warmth, sophistication and a timeless charm that elevates both the physical and visual experience of any interior. Totally no big deal …

Flip It And Reverse It!

No, no, no. The stairs go the OTHER way silly. See we decided it was best to change the stair orientation to better suite the needs of our new floor plan.

“Cultivating a garden is not limited to the outdoors; it extends to the art of designing interiors that seamlessly blend with nature, bringing the tranquility and beauty of a blooming garden into every room.”

— Quote By Chat GPT (seriously, like what the world?!)

Within this nocturnal stage, surreal vignettes play out before your eyes. The moonlight dances upon the half-finished staircase, casting unsettling patterns upon the barren floors. Shadows cling to the scaffolding, twisting and contorting into eerie configurations that seem to whisper secrets of forgotten souls. It is a place where dreams and fantasies converge, where the line between the living and the ethereal blurs.

Or maybe we just need to get some sleep.

Summer 2022

The house is taking shape!

Cedar Shake It.

We’ve come to a very exciting moment in the life of this project…the visual transformation from construction site, to a beautifully finished exterior! After several (hundred) rounds of white stain samples, we found just the right hue. One more coat and it’ll be ‘chef’s kiss’ PERFECT.

98 Degrees

It’s getting hot in here! So Hot. Like a furnace. I mean, who puts this much insulation on a house…and in AUGUST at that?? We jest, but we are going nuts on the thermal barrier on this house. Utlility bills? Shmooshmility bills!

(… no not like Nick and the gang)

RBrohant Plumbing Fixtures

    • Premium matte black is used throughout the home.

    • With multi-layered electroplating, these fixtures pass the Salt Spray Test, which easily faces surface corrosion and compromising performance in the humid environment in the bathroom by everyday use.

    • CEC Certified (California) faucet and shower fixtures. Reduces water consumption by as much as 30% per year.

American Standard HVAC

    • 2 stage units allow for more efficient and quieter operation while also limiting temperature swings between spaces of the home.

    • The living spaces and bedrooms are separated into (2) zones with dedicated air handlers. Temperature control can be easily dialed in for optimal comfort.

Velux Skylights

    • Experience a more comfortable home and lower energy bills. Innovative use of high performance materials in the window construction provides excellent energy efficiency, insulation and an airtight seal.

    • Let fresh air into your home even when you are away or sleeping, without having to worry about security or bad weather. Pull the unique top control bar once and you will allow fresh, filtered air to enter through the ventilation flap.

In The Round

By adding two simple extensions to this little cape cod, we’ve changed everything! From the ease of entry into a relaxing breezeway/mudroom, to the bright sunlight streaming through the front of the house into your home office, you’ll feel the amazing effects of the highly considered floor plan in your new home. Plus you can wear out your dog (or toddler, or even you!) by doing endless laps. Check out the video above ;)

Spring 2022

Now we’re getting somewhere …

Raise the Roof

We’ve raised the roof AND the bar for residential design here in Beacon (see what we did there??). Not only have we saved you from banging your head on the ceiling every time you walk up the stairs, but we’ve added tons of natural light, not to mention a balcony that directly faces Mt. Beacon. Careful, she’s a beauty. You’ll get stuck out there for hours. You might even lose whole days.

We’re adding more space for you! The footers and foundation walls are taking shape to hold up the new side and front extensions. More to come.

Sunglasses?

We’re letting in so much natural light, you're gonna need sunscreen up in this house.

P.S. This is not a time-lapse video. That’s just how fast Max and Tom move. They’re unreal.

Yeah, it’s polished.

You would not believe how difficult it is to find someone who’s life passion is polished concrete bench footers up here in the Hudson Valley! Crazy, right?! Well, we always say if you want something done right, do it yourself. And we did. I’m pretty sure there’s still a puddle of Jared’s blood, sweat and (mostly) tears in the corner of this impeccably, immaculately, unblemished, PERFECTLY polished floor. We’ll clean it up before you move in, don’t worry!

Go Jose!

Go Jose!

Fall + Winter 2021/22

The real work begins!

Dig it?

To raise the ceilings, we’re lowering the floor. Turns out taking 37 inches worth of earth out of a basement takes a lot of digging. We brought in an excavator right in through the back door to help. Ahhhhhhh, nothing like diesel fumes in the morning…

01.10.22 Construction Update

We have made good progress since commencing in mid-December. Demolition will be completed this week and interior framing will begin at the second floor with particular emphasis on preparing structural interventions required for the new gable and roof openings. We will also be preparing the form work + rebar for inspection of the footers in the basement. Last, we’re ‘navigating’ the frigid temps and snow as we attempt to dig around the outer perimeter of the foundation. AND by ‘navigate’ we mean just wait until the ground isn’t frozen like an ice cube before we can dig. FUN!

Peeling Back.

Through both a ‘smash-away-your-COVID-feelings’, as well as a ‘this needs surgical precision’ demolition approach, we have been systematically peeling back surfaces inside and out. Max (seen in the epic photo below) is the Factioned site foreman and leading the charge on all things … construction.

Permit Approval!

It’s now official, our drawings have been approved for construction. We will ‘break ground’ Dec. 20th and begin work on insulating the existing foundation, pouring footers for new foundation walls and framing small extensions onto the existing house through January. To the left you’ll find a sneak peek of the house. Additional drawings from the approved set can be found under ‘Design’.

Wreck It Ralph.

Demo, Demo, Demo!
