Hello, thanks for visiting. We design custom, luxury residential experiences. Based in Brooklyn, one of our passions is to devise impactful yet practical spaces for living. Below you’ll find insights into the design of OneTwelve Washington, as well as visualizations and material directions that are wrapping up. Additionally, you can read about the various building systems that are being implemented that make 112 a unique home.

1st Floor : Kitchen / Dining / (2) Bedrooms

The first floor includes the mudroom, kitchen, dining room, sunroom and 2 bedrooms. The two extensions that have been added to the house made room for an airy decompression zone at the entry, and a relaxing and bright sunroom. The bedrooms are located down a short hallway making them feel private and removed from the busy living area.

2nd Floor : The Primary Suite

… well, the entire floor technically. Upon arriving at the second floor you are greeted with views of Mount Beacon through the double doors that open onto a private balcony. The rest of the floor is dedicated to the Master Bedroom, Master Bathroom, sizable Master Closet + an adaptable en suite space (office, library, seating niche, etc.)

Garden Level : Where The Family Gathers

Instead of attempting to pack a living room into the first floor footprint, we decided to lower the basement floor creating a true garden level with soaring 9’ high ceilings. This spacious area includes your living room for lounging and movie night, washer + dryer and half bath. The utility room is also located on this floor, tucked away out of site (although we are VERY proud of the beautiful organization of the utility room so definitely take a look-see). What’s more, natural light streams in through a wall of glazing - both a large floor to ceiling window and sliding glass doors. You will walk right out onto your private patio and backyard to enjoy the outdoors.

The Details

    • Wall + Roof Assemblies | R-Value ratings exceed code requirements by ~ 15%. Rigid insulation is installed proud of the homes sheathing creating an uninterrupted thermal barrier.

    • HVAC System Design | American Standard 2 stage units allow for more efficient and quieter operation. Further, the living spaces and bedrooms are separated into (2) zones with dedicated air handlers. Temperature control can be easily dialed in for optimal comfort.

    • Pella Windows | Lifestyle Series windows exceed Energy Star ratings in all 50 states.

    • RBrohant Plumbing Fixtures | CEC Certified (California) faucet and shower fixtures. Reduces water consumption by as much as 30% per year.

    • Plumbing Manifold | Custom installed manifold has location specific shut-offs for easy identification and repair.

    • Appliances | All appliances are Energy Star certified per NY State requirements.

    • Lighting | Recessed LED high efficiency fixtures have been used as the primary architectural illumination strategy throughout the home.

    • Natural Gas | In addition to heating/cooking, gas hook-ups are available for an integrated exterior fire-pit and BBQ - both located at the back patio.

    • Exterior Cladding | Genuine Canadian cedar shake finished with Sherwin Williams exterior grade stain surrounds the primary massing of the home. The new extensions are clad with 3/4” finish grade plywood and trimmed with Douglas Fur vertical battens. The exterior materials are finished out with a standing seam metal roof.

    • Exterior Patio | Both at the Master Suite + Garden Levels, we have specified premium stone pavers to compliment the homes cladding systems.

    • Interior Touches | The newly poured Garden Level concrete floor + bench have been polished to a beautiful honed finish. Integrated custom millwork proliferates the house, ensuring considered and aesthetically pleasing storage.

    • Hallmark Circulation | A central stairway with featured oak slats that traverse the entirety of the home create a unique design element. The vertical slats act as a space divider, visual linkage to multiple levels and a mounting point for the custom cascading handrail. It’s all pretty swell.

Every aspect of this house has been highly considered including materials both interior and exterior, fixtures, appliances, you name it. Not to get too preachy, but we are passionate about energy efficiency as a company, team, and as people, not only for reducing utility costs, but for reducing our overall carbon footprint. And to come down off the soap box, it’s gonna make that Central Hudson bill look real nice!
